I want to sell to my flat in Edinburgh to move in with my girlfriend. We have to pay off about 105 and its on at 120, the valuation in November last year.

Do you want to move now?
You have a few alternatives to consider. When did you have your last viewer? If the flat has been on the market for three or four months you can try dropping the price and see if that generates more interest.

The next thing to consider is whether another agency / solicitor would have more luck selling the flat, as a new breed of estate agency is cropping up, claiming to be able to get around 90% for your house in around three weeks. You could try one of those.

Or have you thought about simply renting your flat out. I am guessing your flat is a one or two bed? There are always quite a number of these unlet in Edinburgh but a good letting agent should be able to find you a tenant, if your flat is in reasonable condition. How do you feel about renting your flat out? If you're not keen there is another solution open to you which would allow you to move immediately.
