We can either buy property directly or find a reliable professional buyer...As an alternative to quick estate agents we can offer a guaranteed sale. We help. We buy. We sell. We're able to help in ways estate agents can't. How much do your services cost? We say we are an alternative to quick estate agents but there are some key differences. We do not charge fees. Nor do we charge for valuations. We also pay your legal fees usually up to £550 and we also pay for disbursements. Sales to or through us are funded by equity. It's that simple. What percentage of market value do you pay? We have no set limit on how much we pay.. BUT.. Amongst other things we do have to take account of market conditions. As of March 2009 it's unlikely we will offer you more than 75% of the current market value of your property. This is due to high levels of market uncertainty, the cost of finance and high demand for our services. Our alternative to quick estate agents services are in high demand, because traditional sales through estate agents don't always deliver the result you need, when you need it. Which areas do you cover? We have clients throughout Scotland, England and Wales. If we can't help directly, we can generally find someone who can. Do you buy properties in any condition? How about investment properties? Yes – any condition. We also buy tenanted and investment properties. If we have mortgage arrears can you still help us? Yes it’s rarely too late but each situation is different... Generally speaking you must have some equity in your property. Under some circumstances (say facing repossession) we would suggest you contact one of the no cost organisations such as Shelter to make sure you have explored all your options. Depending on where you live we may direct you to the available Mortgage to Rent schemes, run by Government bodies. Quick sale or rent back services are not suitable for everyone. Our house buying process How long does the process take? How fast do you want it? We aim to exchange within 21 days and complete within a month. 'Fast-tracking' the legal work varies from property to property. There are a number of ways we can speed up the sale. We use specialist lawyers mostly, but the plain truth is that the legal process takes time. We’ll be in touch throughout the process from start to finish. How do you value properties? You can count on us to produce a transparent valuation... If you use the process suggested on our site you should have a good indication of what your house is worth and the process we use to establish valuations which are the basis of our offers. All properties we buy are valued by an independent RICS surveyor and our estimates are based on third party research which we are happy to share with you (our free valuation reports). How quickly do we have to move? You have total control.. As an alternative to quick estate agents we'll fit around your circumstances. Some people request a sale in the shortest possible time, others want the comfort of a quick exchange with a few to completing or concluding missives when it suits them.
