How to
sell a rented house more easily than
putting it on with a high street agent? Is there good reason not to put
it on the market with an estate agent?
If the market for sales happens to be slow then it can take a long time
to sell a rented. Why? Because often they are not in the best condition
and appeal to first time buyers or developers/investors.
When you start weighing up the pros and
cons of how to sell a rental you have to make decisions about whether you're going to sell it
with vacant possession or not.
If you decide to sell with vacant possession it certainly gives you the
opportunity to to 'refresh' the house's decoration. But if the market is
slow don't decorate because you think you'll get a better price - you
may not. But it may help you sell quicker.
If you don't mind your rented house being empty for a while this could
be the best route to achieving the maximum price. However if your house
is likely to appeal to first time buyers then you have to be very
vigilant about the quality of viewer your house attracts. Far too many
sales are failing at the last possible moment. It seems that someone
isn't doing their job properly. Buyers do of course get cold feet.
However prospective buyers need to be properly scrutinised to make sure
they have funds in place.
Is there an alternative way to sell your
rented house? Well there might
be - it depends what you're selling.
Selling a rented house quickly
If you really can't be bothered with the hassle
of having your rented house on the market for a while. Or can't afford
to pay the buy-to let mortgage without the rent coming in, then selling
to an investor may make sense. What are your priorities? If you need the
funds tied up in the house for something else a more straightforward
option may appeal.

You will also have to check the status of your
tenancy agreement and make sure you understand your legal obligations to
your tenants. If your agreement is month to month then it is more likely
you can sell with vacant possession and spend time smartening up the
house.
If your tenancy agreement is a fixed period
contract you will have to sell with tenants in place or wait. if the
market is slow it can take many months to sell. So don't preclude
selling through an agent if you have an annual agreement.
