How to sell a rented house more easily than putting it on with a high street agent? Is there good reason not to put it on the market with an estate agent?

If the market for sales happens to be slow then it can take a long time to sell a rented. Why? Because often they are not in the best condition and appeal to first time buyers or developers/investors.
