Selling your house quickly - how it works
Selling your house quickly begins with us developing an understanding of your circumstances and taking details of your property. Once we have this information our research begins. We will complete sufficient research to be able to confirm your estimated valuation. We always make an offer based on a percentage of your house’s value. This is very important. If we fixed a price before your house is surveyed by an independent RICS surveyor there could be a danger you’d lose out. Rather, we agree an estimate with you, offer a percentage based on this, and put our offer in writing. The estimate we agree with you, forms the basis of an independent surveyor's valuation.
Once we have the surveyor’s report we automatically give you a copy when we re-confirm our offer after the survey. Based on the facts of the valuation our offer will be reconfirmed again. Typically there is no need for the percentage to be adjusted, but because the survey valuation may be higher or lower than our estimate you may get less or more money, than we’d originally estimated.
Although you are selling your house quickly you are free to use your own solicitors if you wish or we can find a solicitor for you. If you opt to use your own solicitor and require a sale to be completed in less than four weeks it may be difficult to meet your deadline. Not all solicitors are used to working quickly.
We don't charge any fees for our services. We pay your legal fees - up to £500-£550 and unusually, we pay all disbursements which can run into hundreds of pounds.
How much we can pay for your property for an outright sale is limited by the opportunity to make a "fair return" in the current market - a measure of risk and reward.
