hi just to say dont accept your estate agents quote for an energy certificate without checking it out first. i looked at yell.com and found surveyors who did my survey for £29 including the vat. much better than the agents £70+vat.
always haggle with an agent over price- i used to work for one and trust me they can all do lower fees but they wont unless you ask!!!!!
